Who Is Protecting Our Society and Our Property Value?
The builder is no longer managing the society, and the responsibility is currently being handled by a committee.
However, the major issues affecting residents, essential facilities, property documentation, and the future value of our property do not appear to be receiving the attention they require.
Our society needs a clear direction, responsible management, and a concrete action plan. The priority must be to resolve the real issues rather than allowing them to remain pending.
1. Lack of Maintenance and Effective Management
No satisfactory maintenance and upkeep of common areas.
Lack of effective cooperation and coordination.
No clear action plan to resolve the society's major pending issues.Road Money collected where is the Road ?
Residents need transparency regarding decisions, responsibilities, and progress.
Block leval maintance is written in our Dastavej and it is enough to estlablish link in court for future case.
2. Is the Committee Focusing on the Real Issues?
The committee is currently handling the society, but are the most important issues being addressed?
Who is taking responsibility for resolving the pending infrastructure and property documentation issues?
Where is the time-bound plan for resolving these problems?
Residents deserve regular updates, transparent decisions, and measurable progress.
The committee should prioritise issues that directly affect property rights, security, infrastructure, and long-term property value.
3. Protection of Our Land and Property Value
The stated current land value is approximately ₹25 crore per Bigha, or around ₹2.5 lakh per square metre. Just imagein after 5 or 10 year price. Who will be the benficery of Future Re-development negotaiton ?
Property is one of the most important investments for residents. Its long-term value depends not only on the location but also on documentation, infrastructure, security, and effective management.
Neglected common areas, incomplete facilities, and unresolved documentation may affect the attractiveness and marketability of individual flats.
Protecting property value should be a central priority for the committee and all residents.
4. Why Has the Property Card Not Been Issued?
What is the actual reason the applicable property record has not been issued for our flats?
What documents, approvals, or administrative procedures are still pending?
Has the committee obtained a written status report from the relevant authority?
Who is responsible for following up, and what is the expected timeline?
Residents must receive a clear, documented answer instead of indefinite uncertainty.
5. Why Is There No Main Gate?
Why has a proper main gate not been installed?
Who is responsible for completing this essential infrastructure?
What is the estimated cost, funding arrangement, and installation timeline?
A proper entrance and appropriate access control are important for security, convenience, and the overall appearance of the society.
6. What Should the Committee Do Immediately?
Prepare and publish a list of all major pending issues.
Prioritise property documentation, security, the main gate, and essential maintenance.
Provide written updates on the property card and other pending approvals.
Publish all relevant maintenance accounts, available funds, and proposed expenditure to residents.
Assign responsibility and deadlines to each pending issue.
Provide regular progress reports so residents can assess what has actually been achieved.
7. Residents Must Ask for Accountability
The builder's exit does not mean that the society's problems should remain unresolved. The committee's role should be to address these problems transparently and in the collective interest of residents.
A committee is not just responsible for handling day-to-day matters; it must also give proper attention to the fundamental issues affecting residents' rights, security, infrastructure, and property value.
Our objective is not to target individuals. It is to ensure that the right issues receive the right attention and that every pending matter has a responsible person, a clear plan, and a deadline.
OUR DEMAND: ACTION, TRANSPARENCY, AND ACCOUNTABILITY
No-Maintance .... File a case and we will fight upto High -Court with document and we have enough document and evidence to support our demand.
Protect Our Society. Protect Our Property Rights. Protect Our Future Property Value.
